Disclosure of Fees

  • Application fee for each adult over the age of 18 (all must apply who will reside in the unit or be a co-signer) $50
  • Lease administration Fee (Due second month of tenancy) $150
  • Pet Fee and Rent – $250 nonrefundable pet fee for approved pets, $35 per month pet rent per pet each month, due prior to move in.
  • Tenant Rental/ Liability Insurance Coverage: Tenants are welcome to provide coverage through another provider at move in, if this is not provided we require that they be enrolled in our basic liability coverage which costs $20 per month.
  • Move out Coordination Fee – Fee is charged on move out if we have to coordinate vendors to do any work or cleaning at the property $150
  • Lease Renewal Fee – $95 per lease each time there is a renewal
  • Lease Change Fee – When adding or changing roommates or terms during a lease $250, Also applicable if lease is being renewed as well as there being changes in roommates, both fees will be charged if that is the case.
  • Lease Violation – Depending on severity any city or state-imposed fines will be charged to the tenant if the violation is a result of tenant actions. A $50 fee per violation will also be assessed.
  • Late Fees – Assessed on the 6th of each month at a rate of 5% of the rent if rent has not been paid.
  • Condo or HOA Move in and out Fees – If you are renting a unit within a Condo building or under an HOA you will be responsible for paying the building move in and move out fees. These fees vary by unit.
